INVESTMENT

Investment properties can be either Commercial or Residential real estate that is income producing and/or held for long term appreciation.

Owner/User

A business owner that is also the owner of the property or space that the business occupies. A common means for a Business owner to borrow funds for the purchase is through an SBA Loan.

Industrial

Properties conducive to manufacturing, assembly, distribution, and other warehousing uses. Industrial properties can be both purchased or leased. 

RETAIL

Properties used for the sale of retail goods and services—restaurants, grocery, shopping centers, galleries, spas. Retail properties can be both purchased or leased.

OFFICE

Spaces designed to primarily accommodate office staff and professional executives—financial, medical, IT, customer service centers, etc.

MULTI-FAMILY

From a five-plex to large apartment buildings, Commercial Multi-Family properties are any residential housing property of five or more units. 

SPECIALTY (Special Purpose Property)

Properties and clients that are outside of the typical Real Estate categories. Non-Profit groups, Religious facilities, Charter Schools, Day Care Centers and Governmental Facilities.

1031 Exchange

RC section 1031 (also referred to a “1031 Exchange”) allows a seller of Real Property (the relinquished property) under certain circumstances, to sell and defer the capital gain tax, as well as depreciation recapture, by acquiring one or more like-kind properties (the replacement property) through an Exchange Accommodator. 

In-fill development

Improvements on under-utilized parcels adjacent to and between existing development. A way to accommodate increased population within existing urban areas that are already largely developed

Large-Scale Land Entitlement

The process of gaining approval for a development plan including subdivision, re-zoning, mega site qualification, and other city or county approvals for various development projects.
